What Is a VA Loan?

Active Duty	90 consecutive days of active service during wartime, or 181 days during peacetime
Veterans	Met minimum active duty requirements and discharged under conditions other than dishonorable
National Guard / Reserves	6 years of service, or 90 days of active duty under Title 10
Surviving Spouses	Unmarried spouse of a veteran who died in service or from a service-connected disability

Things to Know

VA Funding Fee — A one-time fee (1.25–3.3% depending on down payment and usage) that can be rolled into the loan. Exempt for disabled veterans.
No Loan Limit (with full entitlement) — If you have full entitlement, there's no maximum loan amount — just what you qualify for based on income.
Reusable Benefit — VA loan entitlement can be restored when you sell or pay off a previous VA loan. You can use it multiple times.
VA IRRRL — Interest Rate Reduction Refinance Loan lets you lower your rate with minimal paperwork if you already have a VA loan.
